What income requirements do you have for applicants?
Applicants must earn at least three times the monthly base rent in gross income.
What is your Application Fee?
$50 per applicant age 18 or older.
What is your Administrative Fee?
$200 one-time administrative fee.
Do you require a security deposit, and if so, how much?
Yes. A $500 security deposit is required with approved credit. Based on the credit application, the maximum security deposit may be up to 1.5 times the monthly rent.
Do you accept co-signers or guarantors?
Yes.
Do you allow subletting or lease transfers?
No.
Do you require Renters Insurance?
No.
When is rent due each month?
Rent is due between the 1st and 3rd of each month.
What is the late fee policy for rent payments?
A $50 late fee is charged on the 4th of the month, plus $10 per day thereafter.
What forms of payment do you accept for rent?
Online payments through the Resident Portal, personal checks, cashier's checks, and money orders.
What utilities are required in the rent?
Water, sewer, and trash are included. Residents are responsible for electricity and Wi-Fi.
What appliances are included in the apartment?
Renovated homes include a microwave, washer and dryer, dishwasher, stove, oven, refrigerator, sinks, and toilets. Classic homes include a dishwasher, stove, oven, refrigerator, sinks, and toilets.
Are washers and dryers included, or is there a laundry facility?
Renovated apartment homes include a washer and dryer. Most classic apartment homes do not, but on-site laundry facilities are available.
What amenities are available for residents?
Resort-style pool, hot tub, parking garage, fitness center, yoga studio, and rooftop deck with barbecue grills.
Is parking available, and is there a monthly fee?
Yes. Parking is available at no additional charge.
Do you have EV charging stations?
No.
Do you have a dog park or pet stations?
The community does not have an official dog park, but there are grassy areas throughout the property for walking dogs.
Do you have package lockers or package delivery services?
Yes. Amazon package lockers are available.
Do you have on-site maintenance, and how do I request a service?
Yes. On-site and emergency maintenance are available. Submit service requests through the resident portal or contact the leasing office.
